Acceptance of Regulations, Terms and Conditions
The reservation of the property implies acceptance of these regulations. The booker responds personally, even to the people who accompany him.

Services included in the price:
Sheets, towels, hairdryer, air conditioning, change of towels and linen every 3 days, TV, wireless network, kitchen, sun terrace.

The holiday home is equipped with air conditioning, balcony and sun terrace.

Check-in and Check-out
Check-in: 15:00 – 20:00
Check-out: until 10:00
By prior arrangement, private check-in and check-out are possible at different times.

Rate and method of payment
The prices are expressed in EURO and the applied rate is per night for the entire holiday home and for the requested period. The rate is all inclusive, (max 4 people) including taxes, services included.

The agreed price includes consumption (electricity, water and gas), kitchen linen with weekly change, bed and bathroom linen with weekly change.

Reservation and Down Payment

It is possible to make an online reservation using the booking system on our website www.stabiaholidayhouse.it

When the customer books at our holiday home he must select acceptance of these terms and conditions. By not giving consent to the acceptance of this regulation, the web system does not allow you to book.

To make the reservation, your data, a telephone number, an e-mail address, the holiday period and the number of people must be communicated. To confirm the reservation, it is necessary to send the deposit / advance calculated in the booking phase itself. The deposit can be paid by bank transfer or PayPal or credit / debit cards processed by PayPal. The remaining balance must be paid before check-in or in cash upon arrival.

In any case, the guest has 24 hours to make the payment of the deposit. If the times indicated above are not respected, the reservation will be automatically canceled and the accommodation will be made available for new requests.

If there is any doubt about the use of the online booking system or for unsuccessful payment, you can request quotes and information & nbsp; through the form on the & nbsp page; “ Contacts ” of the site www.stabiaholidayhouse.it please provide us with your correct contacts, so that we can reach you easily.

Cancellation penalty

Reservations canceled up to 10 days before arrival do not involve any charge (example: Arrival January 15th – Free cancellation by midnight on January 4th), so the amount of the deposit (or the entire amount) of the reservation will be returned. (excluding the months of July and August, reported and highlighted below).

Cancellations made after this deadline will result in the loss of the amount of the deposit calculated at the time of booking, if full payment has been made, the total minus 30% (down payment) of the amount will be refunded.

In case of early departure, the entire agreed booking amount will still be retained.

In the event of a discounted, non-refundable rate, no amount will be refunded in any case.

The reservation must be modified or canceled in writing, if within the deadline, by sending an email to info@stabiaholidayhouse.it and must be confirmed in writing by the managers.

Attention: in the months of July and August reservations can be canceled free of charge 15 days before arrival. (example: Arrival 15th August – Free cancellation of the reservation by midnight on 31st July).

Damages and shortages

In the event of any damage and / or shortages, the guest will be asked for compensation, assessed by the manager of the structure, to be paid before departure. Guests are asked to take care of the property with the diligence of a good family man in order to avoid claims for damages.

Rules during the stay

  • Check the efficiency of the apartment and notify us of any anomalies or deficiencies within 24 hours after your arrival, do not wait on the day of departure to inform us.
  • It is strictly forbidden to copy the keys: the violation of domicile, in the absence of authorization, constitutes a serious criminal offense punishable by law. In case of loss of the keys, a refund of € 200.00 will be provided for the damage caused.
  • It is forbidden to stay in the house in a number of people greater than the maximum allowed. It is forbidden to let strangers enter without having previously communicated it to the manager and having received express consent.
  • The holiday home is delivered clean and functional. The customer will have to carry out the daily rearrangement of the apartment and will be responsible for its integrity, it is forbidden to move the furniture from their position. Upon redelivery of the property, the customer will have the obligation to leave the apartment in acceptable conditions, in particular the cleaning of the kitchenette and the dishes , which must be returned clean and tidy, under penalty of being charged & nbsp; additional € 30.00 . Customers must also empty the refrigerator and dustbin. Upon request, midweek cleaning is possible for a fee.
  • The tenant is required to observe the rules relating to quiet especially at night, avoiding annoying noises and cackles. Parents are asked to constantly watch over their children so that they do not disturb.
  • In the apartment smoking is strictly forbidden, for smoking you can comfortably use the terrace.
  • the customer agrees to have the utmost care of the property entrusted to him . Crockery and other household appliances (chairs, blankets, etc.) must not be used or transported outside the home. All defaults will lead to charges assessed from time to time by the appointee himself. Guests will be held responsible and will have to compensate for any damage, breakage or loss of property, (even if such damage will be caused by visitors / friends / relatives) during your stay at the accommodation. Replaced items must be of the same quality as the originals. Faults caused by the tenant or routine maintenance will be charged to the tenant.
  • It is absolutely forbidden to bring the linen out of the accommodation. Sun cream and oil, make-up and hair dyes can permanently stain bed linen, sheets and towels. We therefore ask you to be careful when using these products. If despite the efforts the stains did not remove, you will be charged a cost to replace the linen.
  • It is strictly forbidden to bring / install and fill swimming pools and / or similar of any size on the terrace / solarium . In case of non-compliance, the guest will be immediately removed from the holiday home and the competent judicial authority will be asked to evaluate the damages.
  • The customer expressly exonerates the manager from any liability for direct or indirect damages that may arise from the fault of the fault of essential services such as electricity and water.
  • Inside the apartment, information and tourist brochures are made available to guests. For any additional information guests can ask the owners.
  • No liability is accepted for the loss, theft or damage of objects of your property left in the rooms or for any accidents, thefts, damage to people or things only because they occurred inside the property.

Car parking

  • Car parking in public street and not bookable (it could be paid).
  • Car parking in the garage in agreement with our holiday home at a cost of € 12 per day.

Children and extra beds
Children are welcome. The house can accommodate up to a total of 4 people and cannot have any extra bed.

Animals are not allowed

To know
You are invited to communicate your expected arrival time in advance, by e-mail or in the notes section during the booking process.

Upon arrival, guests must present a valid identity document. If valid documents are not shown, the reservation will be canceled and the entire amount paid will be retained.

The shuttle service is available at an additional cost.

These regulations (terms and conditions) are effective immediately. Failure to comply with even one of the rules described above will result in the withdrawal of the booking and the removal of the guests from the building with the loss of what has already been paid.
